The old boathouse is located on the edge of the marshland in Bluffington Beach, on or near the former site of Bluff City Studios.
It is a wooden construction, with thick tree trunks holding it above the water. It has a fenced in porch, and dirty windows.
Inside, it is a large, open-plan style area that has been remade into a studio-style apartment, with a small section separated by shower curtain for the bathroom, a bed in the corner, and various personal items (an old CRT tv, a kayak, two pairs of boots, fishing gear, and posters and photos on the walls) scattered around the room. The part of the boathouse that would normally be open to the water has been covered by planks of wood and a rug. The walls are wood paneled, and the entire room smells “like outside has been inside for too long”.
